A Full System Replacement Designed to Protect Your Home for Years to Come
A roof replacement done right will protect your Ahtanum, WA home reliably for 25 to 50 years. Done wrong, even with good materials, it can fail early and leave you without any warranty backup, since improper installation voids manufacturer coverage on nearly every roofing product out there. Whether a roof lasts for decades or starts failing within a few years almost always comes down to how disciplined and skilled the crew was during installation.
At Weatherseal Roofing, the replacement process starts well before any tear-off begins. Our inspector runs a full structural assessment, checking the deck condition, whether ventilation is adequate, how drainage is set up, and the state of every penetration and flashing point. That assessment shapes our material recommendations and helps us flag anything extra, like deck section replacement or ventilation upgrades, that needs handling before new materials go on.
Tear-off means removing every bit of the old roofing material down to the structural deck, rather than layering new material over what's already there. That approach lets us check every square foot of the deck before anything new goes on top. Any section that's soft, damaged by moisture, or structurally weak gets swapped out for properly rated sheathing before we install anything new. We never put new materials over a compromised deck, since that guarantees early failure and voids the manufacturer's warranty.
Choosing the right underlayment matters a lot in a replacement job. On most Ahtanum, WA projects, we go with synthetic underlayment over traditional felt because it resists tearing better, manages moisture more effectively, and holds up more reliably over time. In areas with higher ice or moisture risk, we add self-adhering membrane along the eaves, through every valley, and around each penetration, giving the highest-risk parts of the roof a backup waterproof layer.
Picking materials is a conversation, not a sales pitch. We walk through every viable system with you, giving you an honest look at cost, expected performance, warranty terms, and how it'll look on your home. We offer architectural asphalt shingles for the best balance of cost and durability, premium designer shingle lines for anyone who wants a striking look, and metal roofing for clients chasing the longest possible service life and best weather resistance. Every option comes with manufacturer documentation so you know exactly what you're getting.
Weatherseal Roofing handles the entire permit and code inspection process as a standard part of every Ahtanum, WA replacement. Once the job's done, you'll get the building permit, inspection sign-off, manufacturer warranty registration confirmation, and our written workmanship warranty. Hang onto that documentation, it matters for insurance, financing, and whenever you decide to sell.
